Disbursements
Our Sell Your Home for $6900 (1% + $900 for homes over $600,000) Full Service commission package includes a flat $900 for disbursements expenses. The $900 includes the following disbursements to sell your home:
- MLS® fees
- Your 1% agent's Advertising & Marketing Plan
- Upon successful sale an office administration fee. The administration cost covers handling of trust monies, bank charges, liaising with the various Real Estate Boards and other real estate agencies, and preparation and perusal of all documents required to complete a purchase or sale transaction.
- Surface title search
Although the flat $900 disbursement amount includes an advertising budget which is sufficient in almost all sales, we do not limit your advertising to just that amount. Since advertising is such an important aspect in the sale of any property, our agents consult with you so that together you can determine how best to market your property. If you wish advertising beyond what is being allocated in your 1% agent's Advertising & Marketing Plan it is within your control to expand the advertising budget. Of course you will be responsible for any additional advertising expenses. If you want to be in a national newspaper or a full colour publication, that is your decision but naturally it will cost you more. Ad costs vary. Depending on the area, an additional ad in the local real estate paper ranges from $50-$109/weekly. Professional virtual tours and other internet related special services can be added for an extra charge as well, but only if you request them. No expenses are incurred on your behalf without your prior approval.
If you own a single family house, your agent may have to order copies of any particular charges from the surface title search (i.e. easements, building schemes, rights of way) from Land Titles to provide to a potential Buyer. Land titles charges about $15 per charge.
Strata property sales may have other charges which include fees to strata management companies for copies of minutes, by-laws, certain required forms and financial statements as well as fees to Land Title Offices for copies of strata plans. Although strata documentation is required for most strata property sales, if an owner has, or orders themselves, all copies of these materials then they may not have to pay these charges.
